144–150 Barrow Street, also known as The Keller, is the restoration and redevelopment of the historic Keller Hotel in the far West Village. Located at the intersection of Barrow Street and the West Side Highway, the project pairs the landmarked 1898 Renaissance Revival hotel with a new seven-story residential building. Designed in harmony with the neighborhood, the addition reinterprets the historic building’s architectural language through oversized window openings, textured metal panels, and refined masonry detailing. The historic structure has been fully restored and renovated, including the integration of modern flood-resiliency measures.

The development comprises 22 residences and features a unified interior design inspired by the Keller Hotel’s late nineteenth- and early twentieth-century origins. One of Manhattan’s last remaining turn-of-the-century waterfront hotels, the Keller originally served seamen and transatlantic travelers arriving along the Hudson River. Following decades of changing uses and eventual vacancy, the project represents the building’s first comprehensive revitalization in more than 30 years, preserving an important piece of New York City’s waterfront history while adapting it for contemporary residential life.
