A tall, beige brick apartment building with green-trimmed windows stands on a sunny city street, with trees and parked cars lining the sidewalk. The sky is clear and blue. A spacious, modern dining and living area with large windows, a glass dining table with orange chairs, hardwood floors, a black grand piano, and a yellow sofa in the background. A spacious, sunlit living room with large windows, light wood floors, modern furniture, a piano draped with a red cloth, potted plants, and decorative art pieces, creating a warm, inviting atmosphere. A modern rooftop penthouse with large windows and an outdoor terrace overlooks a city skyline at dusk, with lit buildings and a dramatic, cloudy sky in the background.

For this high-end residential conversion of a 12-story commercial structure in the Village, a restoration of details to the ground floor, subtle but significant changes to the facade, and a dramatic new penthouse floor among the details lauded by the Landmarks Preservation Commission. The new residential units are remarkably gracious—as of the building had been originally designed as a condominium. Two separate entrances from the street promote a sense of exclusivity for the occupants, with direct access to each unit from the elevator. Our planning and finish selection serve to highlight the historic character of the building while embracing a modern loft aesthetic.
