Yellowstone Real Estate InvestmentsBKSK is leading the conversion of 1740 Broadway into a 630,000-square-foot residential building. The 1949 office tower at Columbus Circle was one of the first major postwar projects by Shreve, Lamb & Harmon—the firm behind New York landmarks such as the Empire State Building and the Gimbels Bridge. Built as the headquarters of Mutual of New York Bank (MONY), it represented the next evolution of skyscraper design. Its cast-aluminum panels and Weather Star spire made it a showcase of the industrial prowess and technology of its time. The tower went on to become a landmark of the 20th century, inspiring the song “Mony Mony,” appearing in films such as Midnight Cowboy, and serving as the site where Elvis Presley signed his first management contract.
BKSK’s design takes its cues from the original façade pattern while adding the depth and articulation suited to its new residential use. The postwar industrial capacity that enabled complex curved forms to be produced efficiently at scale also gave rise to new designs in cars such as the Chevrolet Corvette Sting Ray and extended into the home through domestic glassware and dishware—a parallel to the building’s own transformation from an efficient office tower into a warm and welcoming home. Custom hydro-formed bronze panels and fins extend the historic proportions of the base up to a new 60,000-square-foot glass-and-metal addition that forms a series of terraced penthouses at the top of the building. A generous courtyard is carved out of the interior to bring light deep into the building and into the apartments and amenity spaces within.
The building will hold 182 condominiums and 238 rental residences along with more than 60,000 square feet of shared amenities—a city within a city tied both to the building’s notable past and to a new future for New York living. These include a sizeable sporting club with a fitness center, studios, courts, and a boxing ring; a co-working lounge with a café bar and conference rooms; a private club and entertaining level; a large gaming lounge and children’s playroom; a resort-style spa with a 60-foot lap pool; pet amenities including an indoor dog run and grooming center; a grand porte-cochère arrival off the condominium lobby; two resident “sky lounges”; and a showstopping outdoor pool.
A celebrated 1940s Art Moderne skyscraper with a remarkable history, 1740 Broadway is a distinguished part of New York City’s architectural fabric. It is both an honor and a privilege to collaborate with the Yellowstone team on the restoration and transformation of this iconic property, alongside Michaelis Boyd, and Consigli Construction Co., Inc.
