This 107,000 sf residential condominium in TriBeCa is an adaptive reuse of a century-old manufacturing building, including the design and detailing of a new courtyard carved from the footprint of this L-shaped building. The project’s design challenges include enhancing the building’s facade to match the cachet of the neighborhood. Existing rooftop structures are being re-purposed as valuable penthouse space. A contemporary approach is taken with the courtyard, where an origami-like tile pattern of terra cotta has been applied as a reflective cladding material, increasing the amount of natural daylight into the building’s center.
